2025 is a reassessment year in the state of Missouri and your home will be reassessed in the early months. Your home assessment may rise, likely driving an increased tax bill.

Our process is simple. We manage the appeal from start to finish.
Our Process
1. Information Gathering
The Missouri Assessment Services team will pull information from St. Louis County Records, including the Assessor’s current appraisal. Our clients typically provide additional documentation such as recent bids for repairs to be made, closing statement from recent purchase, any recent appraisal, photographs of the property, or a time to schedule a site visit.
2. Data Analysis
Our team will analyze all of the information associated with your home from public records, information supplied to our office, and information in our proprietary database.
3. Appeal Determination
The reassessment cycle is every two years, and notifications are typically sent to property owners by mid-June. Once the reassessment is received, Missouri Assessment Services will evaluate your assessment and determine whether an appeal is necessary. If the new assessment is determined to be fair, an appeal will not be filed and no cost will be incurred.
4. Appeal Filing
If our assessment shows that you likely have been overassessed, our team will file an appeal on your behalf and provide all of the required information to the St. Louis County Board of Equalization. The appeal deadline is typically the second Monday in July.
5. Board of Equalization (BOE) Hearings
Hearings will take place in July and August. Our team will present your case before the BOE.
6. Ruling
A decision is typically made three to four weeks after the BOE hearings and decision notices are sent out in September. The county will notify Missouri Assessment Services and we will then notify you as soon as possible if a reduction has been approved or if the appeal should move to the State Tax Commission of Missouri.
