Missouri Assessment Services, LLC,  has been working with St. Louis County taxpayers since 2007 to reduce any unnecessary tax burdens and ensure that county residents pay a fair share of their annual real estate taxes.

Our team will take care of accessing information from County Records, including a current appraisal, and may also ask for information from you such as recent bids for repairs to be made, your closing statement from recent purchase, an existing recent appraisal, photographs of the property, and a time to schedule a site visit. We will then analyze all the data and determine if an appeal is necessary for your property. If an appeal is warranted, Missouri Assessment Services will manage the appeal process from start to finish. If your property is fairly assessed, an appeal will not be filed and no cost will be incurred.

Our fee structure ensures that our clients receive a bill only if we are successful in achieving a tax bill reduction. Our fee is 50% of any tax savings for each year in the assessment cycle. There is no fee if we are unsuccessful in reducing your tax bill and we cover all the costs associated with your appeal, including attorney and appraisal fees.

Luke Bader

Luke Bader, President of Missouri Assessment Services, is a dedicated real estate professional with over 25 years of real estate experience in St. Louis and the surrounding markets. He has also served as a hearing officer at St. Louis County assessment hearings in the summers of 2003-2006. His strength in data analysis, understanding of the appeals process, and emphasis on consistent communication work together to save our clients time and ensure they pay a fair tax.

Client Support Officer

Franklin Horner (Frankie or Frank)

Frank is your contact point for new clients and status updates as your case moves through the appeal process. Frank is a recent University of Missouri graduate with a dual degree in Finance and Real Estate. Growing up in
Marion Illinois he was tasked with helping manage a large real estate portfolio and served as the first intern for MAS during the 2023 appeal year. Frank is a great person, always eager to help, and a true Missouri Tiger fan.
